Why it helps you

A reservation fee means a serious buyer

Most sales that collapse do so because a buyer changes their mind. A reservation fee changes the maths.

Fewer fall-throughs

A buyer who has put money down is far less likely to walk away. Their commitment is backed by a fee they stand to lose if they pull out without good reason.

Your property comes off the market

Once reserved, your home is taken off the market for the exclusivity period — no more viewings, no more disruption, no gazumping worries while the sale progresses.

It costs you nothing

The reservation fee is paid by the buyer, not you. You get the benefit of a committed buyer without paying a penny for the protection.

The process

How it works, step by step

Simple, quick, and handled through your estate agent.

Buyer reserves

Your buyer agrees to reserve your property and pays a reservation fee to secure it.

You're invited to countersign

You receive a secure link by email to review the reservation terms and countersign — confirming you accept.

Fee held securely

The fee is held by Stripe Payments UK Limited — not the agent, not the buyer, not PurchaseSecured.

Sale progresses

Your property is off the market while the sale completes. At completion, the fee comes off the buyer's purchase price.

You stay in full control

A reservation is not a legal commitment to sell — it's a good-faith agreement that protects both sides while the sale progresses. You're never locked in against your interests.

  • You review and countersign — nothing happens without you
  • Your solicitor and estate agent guide the sale as normal
  • The fee is held by a regulated payment institution, not held by us
  • Clear, written terms — no hidden clauses, no legalese
Off the market

Once your buyer reserves and you countersign, your property is taken off the market for the exclusivity period — giving your sale the best chance to complete.

Reservation fees are processed by Stripe Payments UK Ltd, authorised & regulated by the FCA (firm ref 900461).

Common questions

The honest answers. No legalese.

No. A reservation is a good-faith agreement, not a binding contract of sale — that still happens at exchange with your solicitor, as normal. Accepting shows you're willing to take the property off the market for a committed buyer while the sale progresses.

No. The reservation fee is paid by the buyer. As the seller, you get the benefit of a committed buyer and your property off the market at no cost to you.

The reservation fee is held by Stripe Payments UK Limited, an FCA-authorised payment institution — not your estate agent, not the buyer, and not PurchaseSecured. At completion it's deducted from the buyer's purchase price.

The reservation terms set out clearly what happens to the fee in different situations. Because the buyer stands to lose their fee if they withdraw without a valid reason, they're strongly incentivised to see the purchase through — which is exactly what protects your sale.
